KOLKATA PROJECT

READ THIS along with my initial comment in the first page . It is evident ..so many project are delayed..as in Meerut2007,Jaipur2008, Vizag 2008 .. all of them was fully subscribed aut now open for public .. ie some people befooled.

KOKATA PROJECT

THE flats are expensive ... abt 2900per sqr ft while mkt price in that locality .. if any is 12--1300/sq ft... payment terms unrealistic.. since not linked to progress of the project .. might result in difficulty in getting bank or HB loan. Promoters are not as renouned as LT or one who built KENDRIYA VIHAR -I IE SYMPLEX.
OFFICIAL Road connection is doubtfull... may become problemetic as IT IS in phase one.
Tnere is no commitment of completion of the project .. hence if one defult he has to give 15% BUT if the project is delayed for any reason what so ever ..worst if at the time of later stage (when say 80 % of money is paid) ...no interest is payble by the developer while you have to go on paying loan interest. In other words YOU have to bear the risk of inefficiency of CGEWHO OR CONTRACTOR or unforeseen conditions of the project.
